The trust currently maintains a committed occupancy rate of 93%. Toshniwal noted that the economic occupancy gap is expected to narrow further, providing a solid foundation for the next phase of growth.

A significant component of the trust's value proposition is its rental growth potential. Toshniwal explained that a 31% increase in rentals is sustainable, driven by ongoing rental escalations and market dynamics.

Looking ahead, the company is positioned to integrate 1.2 million square feet of upcoming assets into its portfolio. These additions are expected to contribute to the overall expansion and operational scale of the trust.

Financially, Knowledge Realty Trust operates with a loan-to-value (LTV) ratio of 18%. This conservative leverage profile provides substantial headroom for future acquisitions, allowing the company to pursue new opportunities without overextending its balance sheet.
