Caballito tops Buenos Aires housing search rankings

Caballito was the most-searched neighborhood for both buying and renting in Buenos Aires in September, according to a report based on online property listing visits. Demand leaders and prices varied across Greater Buenos Aires suburbs.

The report by Mercado Libre Inmuebles and Universidad de San Andrés (UdeSA) analyzed visits to property listings on the platform. In the capital, Caballito, Palermo, Recoleta and Belgrano held the top four places for both buying and renting. The most popular areas were not always the most expensive. Average asking prices for properties for sale were $3,474 per square metre in Palermo, $3,355 in Belgrano, $2,776 in Recoleta, $2,507 in Caballito and $2,286 in Almagro.

For a two-room apartment, average monthly rents in those neighborhoods were 902,907 pesos in Caballito, 1,005,424 in Palermo, 935,867 in Recoleta and 989,185 in Belgrano, according to Zonaprop data. In northern Greater Buenos Aires, Olivos, Florida and Martínez were among the most-searched places to buy. Average sale prices per square metre were $3,279 in Olivos, $2,894 in Florida and $2,804 in Martínez. Villa Ballester and Bella Vista were considerably cheaper.

Villa Ballester led rental searches in the north. The average monthly rent for a two-room apartment there was 730,822 pesos, compared with 723,940 in San Miguel and 661,963 in Pilar. In western Greater Buenos Aires, Ramos Mejía was the most-searched location for both buying and renting. Ituzaingó Norte had the highest average sale price at $2,017 per square metre, while Haedo had the highest average rent at 704,555 pesos for a two-room unit.

In the south, La Plata ranked first for both buying and renting. Yet among the five most-searched locations, it was the most affordable: an average $1,495 per square metre to buy and 619,253 pesos a month to rent a two-room apartment. Lomas de Zamora had the highest sale price at $2,017 per square metre and the highest rent at 707,198 pesos a month.
